When do you pay the purchase commission?+−
Only on success, when the deposit contract (contrato de arras) is signed. No upfront fee for property hunting.
Is the purchase commission a flat 3%?+−
The maximum is 3% excl. VAT of the purchase price, with a degressive fee schedule by bracket (details on this page).
What does 8% rental management include?+−
Tenant search, rent collection, maintenance, admin and reporting: all included in 8% of monthly rent.
How much is rental hunting?+−
One month’s rent incl. VAT (minimum €1,500 incl. VAT), with a €300 booking deposit deducted from the total.
