Seller guide

Preparing a property sale in Madrid

A smooth sale starts with coherent pricing, a complete file and an agreed schedule. These are the points we review with each owner before marketing begins.

From the first meeting to the notary

  1. 1

    Valuation and strategy

Property visit, market analysis and agreement on price and mandate.

  2. 2

    Preparation and marketing

File preparation, photography, listing and activation of suitable channels.

  3. 3

    Viewings and offer

Buyer qualification, feedback, negotiation and review of the offer conditions.

  4. 4

    Contract and completion

Coordination of checks, the private contract when applicable and the notarial deed.

Documents to prepare

The exact list depends on the property and its circumstances, but commonly includes:

  • Title deed and a recent nota simple
  • Latest IBI property-tax receipt
  • Community certificate confirming fees
  • Energy performance certificate
  • Owners’ identification and bank details
  • Occupancy, technical or works documents when required

Indicative timeline

For a straightforward sale, allowing roughly 6 to 12 weeks from launch to notary is reasonable. Price, buyer financing, documentation and the parties’ availability can shorten or extend that period; it is not a guarantee.

Costs and taxes to anticipate

A seller’s budget may include the agency fee disclosed and agreed in the mandate, required documents, mortgage cancellation where applicable, municipal plusvalía and tax on the capital gain. Treatment depends on the owner, property and transaction.

Non-resident seller

The buyer must generally withhold 3% of the price attributable to a non-resident seller and pay it to the Spanish Treasury as a payment on account. It is credited when the capital gain is declared, and an excess may be refundable.
